How it works

From plan set to schedule

  1. Send the plans

    Email a link to the plan set and specs, the scopes you're bidding, and your bid date.

  2. Scope check

    The specs get compared against the plans. Anything unclear comes back to you as a short list of questions before counting starts.

  3. Counts get built

    AI does the first pass on every unit or room type. Then every count is checked by hand against the sheets.

  4. You get the schedule

    An Excel schedule plus marked-up PDFs, usually in 2–3 business days. You keep the pricing and the customer.

What shops ask before they send a bid

What does a takeoff cost?

Single takeoffs are priced per project by scope and size, and prepaid monthly packages cover a set number of takeoffs. Your first one is free so you can check the counts. Pricing is quoted by email once we see the plan set.

How fast is the turnaround?

Most takeoffs come back in 2–3 business days. Window treatment takeoffs are our fastest and usually come back the next business day. Rush turnaround is available for bids due sooner.

Which trades and scopes do you cover?

Most subcontractor scopes: glazing, doors and hardware, window treatments, Division 10 specialties, flooring and tile, millwork and shelving, and more. If it can be counted or measured off a plan, ask.

What kinds of projects?

Commercial and multifamily work: apartments, condos, student housing, senior living, hotels, offices and schools. Bids for GCs, developers and builders anywhere in the United States.

What do I send you?

A link to the plan set (PDF), the spec sections for your scopes, the scopes you're bidding, and the bid due date. Bluebeam, Procore, Dropbox and Drive links all work.

What do I get back?

An Excel schedule by unit or room type with project totals, marked-up plan PDFs showing every count, and a short list of any conflicts between the specs and the plans.

Is AI doing the counting?

AI does the first pass. An experienced estimator checks every count against the sheets before anything is sent. You never get an unreviewed number.

Do you talk to my customers?

No. You keep your pricing, your GC relationships and your name on the bid. Tideline is your back office.
